Building Specifications

Structure

  • Foundations made of reinforced concrete and form as stated in the project and similar characteristics, except in roof made of metallic structure.

Exterior finishing

  • The façades shall consist of two-layer ceramic elements and with all the acoustic and heat insulating layers so the highest standard of comfort is reached in harmony with the Mediterranean white image conferred to the building as well as the complete impermeability from external agents.
  • The front balconies shall be made of glass to obtain security and maximum visibility of the seaside.

Cladding

  • The roof is covered in curved ceramic tiles straw coloured , supported by double panels in penthouses to ensure the best waterproofing.
  • The parking and common terraces shall be plain roofed with the insulating and waterproof materials as stated in the project and paved in accordance with the rest of the building.

Finishing work

  • The exterior finishing work shall be made of aluminum joinery lacquered in white, tilt and turn windows and doors, automatic blinds and double glazing where necessary.
  • Interior finishing work in plain oak or lacquered in white. The ironworks shall be in stainless steel and finished as the projects states.
  • Reinforced entrance door and finishing in wood with 6 point security lock.
  • Wooden wardrobes on the inside.

Inside Walls

  • The inside walls are built with 7 cm perforated brick minimum partitioning rooms and bathrooms.
  • The walls between apartments shall be of 11 cm thick perforated brick with acoustic isolation between both walls.

Floor/Walls Covering

  • Ceramic earthenware floor by Porcelanosa or similar quality.
  • Tiling of bathrooms, kitchen and terrace off the kitchen from floor to ceiling with ceramic tiling of first quality by Porcelanosa or similar.
  • Interior plaster of casted plaster in the rest of the apartment's walls.
  • False ceilings in plaster where stated in project.
  • 4 mm Acoustic protection layer to avoid external noises.

Fittings

  • Kitchen furniture in MDF lacquered in white with kitchen hob in granite or silestone. Installed extractor hood. Induction hob, oven, microwaves, fridge, dishwasher, and stainless steel sink.
  • Hydromassage bathtub: model Haiti by Roca in white.
  • Basin-Toilet-Bidet: model Happening, suspended, in white colour and set of mixer taps mod. Atai by Roca
  • Shower in gresite , with shower column Mod. AquaKit Hotel's 1200, in aluminium by Roca

Installations

  • Electrical installation prepared for 9,2 kW, and Legrand devices or similar, placing power points where indicated in project and current legislation. Placement of wall lights in private areas visible from the outside.
  • Independent electrical circuit of fridge and freezer to prevent unwanted disconnection.
  • Colour videophone monitor with two cameras -one for close-up the other for general vision-, to be chosen from the monitor. Videophone accessible from telephone
  • Hot water from boiler.
  • Air conditioning and heating installation
  • Full T.C.I installation (Telecommunications Common Infrastructure) with telephone intakes in every room.
  • TV Installation with satellite (Spanish satellite TV and international channels: ASTRA).
  • Independent installation for every apartment to enable other satellites.
  • Home Cinema pre-installation on the most convenient spots of the living room .

Home Automation

  • Alarm systems in common areas against flooding, fire and failures in main machines (lift),
